Buying a home in Florida is exciting โ but it comes with a set of unique considerations that buyers from other states often don't anticipate. Florida's heat, humidity, hurricane history, and building practices create a distinct set of inspection priorities. Here are the 10 most important things to understand before your home inspection.
1. HVAC Systems Are Critical โ and Aging Fast
In Florida, air conditioning isn't a luxury โ it's essential infrastructure. An HVAC system that can't keep up doesn't just mean discomfort; it means humidity infiltration, mold risk, and potential structural moisture damage. We inspect every system carefully for age, maintenance history, refrigerant, and performance. Florida's climate runs systems hard, and a unit over 10โ12 years old is nearing end of life.
2. Mold Is More Common Than You Think
Florida's combination of heat and humidity makes mold growth possible almost anywhere moisture is present. Common locations include attics with poor ventilation, under sinks with slow leaks, bathroom walls without proper exhaust fans, and around HVAC air handlers. We look for visible mold and moisture staining during every inspection โ and can add certified air quality testing if we find concerning signs.
3. Roof Condition Determines Insurance Cost
Florida homeowners insurance is heavily tied to roof age and condition. Many insurers require a 4-point inspection, and some will deny coverage on roofs older than 15โ20 years. Understanding the roof's true condition before purchase can prevent insurance surprises after closing โ or give you negotiating leverage on a replacement.
4. Look for Signs of Previous Water Intrusion
Whether from hurricanes, flooding, plumbing leaks, or roof penetrations, water damage is one of the most common and costly issues we find in Florida homes. Staining on ceilings, swollen baseboards, warped flooring, and musty odors are all indicators. Our inspectors are trained to follow the evidence.
5. The Attic Tells a Story
Florida attics can reveal a lot โ including previous roof leaks, inadequate insulation, improper ventilation, pest activity, and cut or compromised roof framing. We inspect every accessible attic space as part of our standard inspection. In Florida's heat, a poorly ventilated attic also dramatically reduces HVAC efficiency and roof lifespan.
6. Termites Are a Genuine Threat
Florida is one of the most termite-active states in the country. Both subterranean and drywood termite infestations are common, and damage can be extensive before it's visible. A WDO (Wood-Destroying Organism) inspection is required by most Florida mortgage lenders โ and we highly recommend it even when it's not required.
7. Sinkhole Disclosure and Inspection History
Parts of Central Florida sit on karst topography โ limestone bedrock that can dissolve over time. Before purchasing in certain areas (particularly in Lake, Hernando, and Marion Counties), it's worth reviewing any sinkhole disclosure history for the property. While sinkhole testing is a separate specialty service, our visual inspection looks for telltale signs like cracks in specific patterns, door misalignment, and depression in the yard.
8. Electrical Panels โ Know What to Look For
Older Florida homes may have Federal Pacific or Zinsco panels, both of which have documented safety issues and can be difficult or expensive to insure. We also check for double-tapped breakers, improper wiring in panel boxes, and lack of AFCI/GFCI protection in required areas.
9. You Should Attend Your Inspection
This applies everywhere, but it matters especially in Florida where verbal explanation of moisture-related issues, roof condition, and HVAC status is invaluable. Being present lets you ask questions in real time, understand the severity of each finding, and leave with far more context than any written report alone can provide.
10. A Good Report Is an Asset, Not a Deterrent
Some buyers worry that a thorough inspection report with many findings means the home is "bad." In reality, a detailed report is a powerful negotiating tool and protection. Every finding gives you information, leverage, and โ if needed โ the ability to walk away before making the biggest financial commitment of your life.
