Most standard home inspections take 2.5 to 4 hours depending on the size and age of the property. Larger homes, homes with additional structures, or older properties may take longer. We never rush — thoroughness is our priority.
We strongly encourage it! Being present lets you follow along, ask questions, and better understand the home's systems. You'll get a lot more out of the inspection when you're there in person. That said, if you can't attend, our detailed photo reports are designed to tell the full story.
Your full digital report will be delivered within 24 hours of the inspection, typically much sooner. Reports are delivered electronically and include photos, descriptions, severity ratings, and clear recommendations for every item noted.
A standard home inspection is a visual, non-invasive inspection. We cannot inspect areas that are inaccessible (behind finished walls, under concrete slabs, etc.), and we don't test for radon unless specifically requested as an add-on. Permits, code violations, and geological conditions are also outside the scope of a standard inspection. We'll always be upfront if something can't be accessed.
Absolutely. New construction is not the same as defect-free. Builder inspections happen quickly under production pressure, and issues are commonly found in new homes — from improper electrical wiring to grading problems. We strongly recommend a buyer's inspection before closing on any new build, and an 11-month warranty inspection before your builder's 1-year warranty expires.
Florida's humidity and heat create ideal conditions for mold growth, especially in attics, crawl spaces, under sinks, and in HVAC systems. We look for visible signs of moisture and mold during every inspection. If we spot concerns, we can add a certified air quality test to confirm what's present and at what levels.
A home inspection focuses on the physical condition of a property — its systems, structure, and components. An appraisal is a professional opinion of value for lending purposes. Appraisers are hired by lenders, while home inspectors are hired by buyers or sellers. Both are important, but they serve very different purposes.
Most Florida mortgage lenders require a WDO inspection before closing. Even if your lender doesn't require it, we highly recommend one — Florida is one of the most termite-active states in the country. Catching a termite problem before purchase can save you thousands of dollars.
Finding issues is actually the point of an inspection. With our report in hand, you have options: negotiate repairs with the seller, request a price reduction, ask for a credit at closing, or — in some cases — walk away. Every finding in our report gives you information and leverage that you wouldn't have otherwise. No finding is a reason to panic; it's a reason to make a more informed decision.
Pricing depends on the size, age, and type of property. Buyer's inspections typically start at $350 for standard-size homes. Pre-listing inspections start at $325, and new construction warranty inspections start at $295. WDO inspections are $125. We'll provide an exact quote when you book — no surprises.
